In a cost breakdown, ecology looks like a soft topic. It is the line where projects die, and it never appears in the quote you are shown.
A build on land the province classifies as productive agricultural land can be stopped outright since the September 2025 conversion ban. In October 2025 a villa project in Karangasem was sealed over permit problems. A sealed site does not pause your costs: the crew, the site rental, the borrowed money and the lawyer all keep running while nothing gets built.
Then there is water. Rainwater capture, greywater reuse and soak wells add perhaps a low single-digit percentage to a build. Drilling deeper every few years because the aquifer dropped, or trucking water in through the dry season, costs considerably more and never stops. We price the boring version, because it is the cheap one.
What we will not take on
- Green-zone land presented as a rezoning formality.
- Cliff-edge plots where spoil and drainage end up in a reef.
- Builds sized to a water supply that is already failing in the dry season.
- Anything that needs a protected species, a forest corridor or a neighbour's well to quietly go away first.
- Projects on productive agricultural land, which the province banned from commercial conversion in September 2025.
